The parties to a lease will sometimes negotiate to end the lease early.

This may arise out of a dispute but can also be because it suits both parties. A common example is if there is a lease break situation, whereby the tenant decides to move to more appropriate premises (often to expand or reduce the business) and another tenant has been found. Instead of the existing lease being assigned to the new tenant, the landlord will often want to enter into a fresh lease with the new tenant, for a longer term.
